I have been a resident since June 2022. I live the area and the convenience of the location. Although staff was good initially, it slacked off a bit It is wonderful to witness a company evaluate and commit to excellence which is what I have experienced in the last couple of days. Charity, B.J. Emerson, and another great worker helped me to have a wonderful Thanksgiving by replacing the stove I had . I feel the change of the office and maintenance working together to ensure their residents are satisfied. You can’t go wrong considering Chace Lake as your home!!!!!!!!!

I am a former resident at this location. The staff and property management company are exceptional. The agent I worked with Imani was very attentive and made sure I was comfortable in my unit and during the move out process. Big thanks to the whole team!

I’ve really enjoyed living at Chace Lake Villas. The staff is super friendly and easy to talk to, and they’re quick to help when something comes up. It’s a quiet, comfortable place to live, and I’d definitely recommend it to anyone looking for a nice community.

Hi! I am relocating to the Birmingham area after leaving more than a decade ago. I toured Chace Lake Villas. Charity, Property Manager, set the tour up for me. She was very professional and friendly. I believe the other woman in the office was also really helpful. They were nice to explain the pet policy to me and also recommended some dog friendly restaurants I could check out while on my home visit. After touring several different communities I decided to sign a lease here. I move in next month.

I cannot wait until my lease is up here! The amount of times the water has been cut off is ridiculous. I have attached emails from 2023-2025 during the time of my lease as proof. Check the dates of the emails. If you plan on getting off work and coming home and showering or using the restroom in your own place, GOOD LUCK. With the water issues that also means the pool is always closed too! On top of that, there have been atleast 3 office managers since I started living here. I don't know who to ask for help anymore that will actually do something about it. Specifically, my roof. It started showing signs of water damage. I sent a message to the office and still haven't gotten any movement. That has been a year ago. Turns out the person who originally was handling the request is gone. So, the email fell on deaf ears. This place has become insufferable. Oh and we have had car break-ins. If you want these problems, get an apartment at Chace Lake.

I visited some friends and I have to say this place is garbage. So many residents smoke weed out in the open like nobody’s business. The police need to come raid everybody. Upper management need to come clean house because the staff clearly don’t care people do here. It’s so trashy too- holes and cracks everywhere in the road and speed bumps need repair. Hair/eyelashes in the sidewalk, bottles, trash, just random stuff all around. These residents need help too. So many people say they just don’t care about what needs to be done.

Because of pricing I was very interested I came in to tour and it was beyond ghetto. I use to hear great things about this place the knew management and office staff has made this place look like the projects. Even tho the rent cheap I will not be moving here 0/10

DO NOT MOVE HERE! This review is a long time coming. Like previous reviews, THEY DON’T CARE ABOUT THEIR TENANTS. We’ve been living here for almost two years and management was better in the beginning, but it has steadily declined month after month. They fired all of the old staff 3-4 months ago and hired in everyone new and it’s very clear new management does not know what they are doing. We’ve had to put in four maintenance requests in the last 2 months. Our dishwasher was never properly hooked up and is growing black mold because the heating components do not work. Maintenance team came in and looked at the BLACK. MOLD. and said “everything is working properly”. We’ve had to stop using our dishwasher all together because of this. Secondly, our power bill has been almost $300 every month but per maintenance “the unit is working properly with no issues”. Which is clearly not true. I work for a home construction company and was told that our unit is working overtime. Third, our master bedroom closet has fallen in twice because it is not properly secured to the wall and is being held up by a few flimsy brackets. All of these maintenance requests have sat in their portal for 2-3 WEEKS. They also randomly shut water off WITH NO warning beforehand and leave it off for hours on end due to “repairs”. I’ve literally been in the shower getting ready for work when they randomly decide to do this. Rent prices have steadily increased here with no improvements to qualify of life. Several other tenants have mentioned this as well. This place is a garbage fire and we will not be resigning here again.

I am beyond infuriated right now. I scheduled a tour of the apartments on Tuesday August 19th. I am only off on the weekends because I work typical business hours in Tuscaloosa. I drove about 50 minutes to the complex, excited to see the property and what I may be working with. I get there and this nice gentleman tells me that the office is closed. Mind you, it is the 23rd. Property management had 4 days to let me know that the system was wrong and shouldn’t have allowed me to schedule for Saturdays. If property management is this disorganized then I’ve got my answer about where I won’t be living.

I moved in on feb24 everything was fine until summer came the ac was not putting out I call and they would come and say it might be low on freon. It worked for a while and then it started doing the same thing over again and I will call They would say the same think .hey we think it's a leak in the AC line check it. for two or three weeks and it started all over again by that time it was winter all over again and now this summer in July 31 25 I'm dealing with the same thing over again. I've been upfront. I've called maintenance and no one seems to care they come check the vents to see of they was blowing the vent in the front room was reading 100° and I haven't heard from anyone yet I had to go to Sam's and buy two big fans for my living room because my dog get hot. They seem not to care but if you miss paying your rent on time you will they will make sure they will give you a notice. So I will not be renewing my lease when time comes and I don't recommend this.

DONT MOVE HERE WOULD NOT MOVE HERE! They simply do not care about their tenants. They push everything that should be important under the rug. We had ac problems that did not get resolved until I had to get very ugly with them. Don’t even think about putting in a “maintenance” request because most of the time they are “short handed” for weeks or simply will close out your request and pretend they have no knowledge of what happened to it. They make you pay for community power for breezeways, parking lot etc. which would be fine if the lights even worked not even 50% of the lights we pay for even work. They’ve had recent new management who is worse than the previous management by far which is saying a lot. This place truly is awful. I’m convinced that the “good” reviews listed are fake or they were offered money off of their rent if they left a good review. I have talked to everyone living in my building and not one of them has anything good to say about this place.

We will be posting a review every day due to management refusing to fix serious issues. We moved into our apartment in October 2024, and almost immediately started experiencing major air conditioning issues. By November, it was clear that our heat wasn’t working properly. Maintenance kept brushing it off, blaming the vaulted ceilings and large windows. Our apartment stayed uncomfortably cold all winter, and we had to resort to using a space heater just to survive. They kept giving us excuses like: “It’s too cold outside,” “the heater is working as expected,” “it’s the layout of your unit.” Months later, we reached out to the city, who sent them a citation, then the regional manager finally sent out an external air conditioning company. They found out that the unit had been leaking Freon for who knows how long. Something that could have been caught and fixed early on was ignored for months while we got excuses. Now it’s summer, and we’re facing the same nonsense all over again. Our primary bedroom hits 83 to 86 degrees consistently during the day and the rest of the apartment gets to 78. We’ve been unable to sleep in our own room for two months, and management still refuses to do anything because, according to them, “the system is working fine.” How can a unit be working fine if it can’t keep the bedroom below 83 degrees? We even offered to buy and install a portable or window AC unit at our own expense, but management denied the request because they didn’t want to affect the building’s appearance. At this point, we’re extremely frustrated. The comfort of our own home shouldn’t be a constant battle, especially when we’ve done everything asked of us and more. And they still refuse to take responsibility. Attached below are the most recent emails with the property manager, Charity. In addition to this, our power bill has consistently been over $200 each month due to the AC concerns. Also, the power has gone out multiple times because microwave, 2 overhead lights, and 12 outlets are connected to the same fuse so it goes out frequently.

I will be leaving a review every single day until this property makes even the slightest effort to improve. If you’re thinking of beginning a peaceful new chapter here—think again. What you see during the tour is smoke and mirrors. Behind the staged appearances lies a reality of broken promises, poor communication, and utter neglect. There is no air conditioning during the peak of summer, vital documents mysteriously vanish, and maintenance requests are routinely ignored. Weeks—or even months—can go by without resolution. The leasing staff’s behavior is deeply unprofessional. Concerns are met with indifference, and a noticeable lack of basic courtesy. One particular staff member, Rylan, is frequently seen walking around the office barefoot—yes, barefoot—while calls from tenants go unanswered. I witnessed this firsthand while standing outside the office, calling repeatedly with no response. The amount of money being charged to live under these conditions is nothing short of insulting. You are far better off putting that money toward a rental home where respect, service, and livability are taken seriously. This place does not care about its residents. Don’t fall for the charm of the tour—it ends the moment you sign.

Living here has been a constant inconvenience. One of the main reasons I chose this apartment was for the advertised amenities—but most of them have either been unavailable, under maintenance for extended periods, or simply not functional. It’s incredibly frustrating to pay for features that you can’t actually use. To make matters worse, communication from management has been nearly nonexistent. Updates are rarely given, and when they are, they’re vague or last-minute. I’ve had to constantly follow up just to get basic information about things like repairs or service disruptions. Overall, this apartment has not lived up to expectations. Between the lack of transparency, the ongoing inconvenience, and inaccessible amenities, I can’t recommend this place to anyone looking for a smooth or reliable living experience.
